Breaking Down The Home Inspection
Basically, the home inspection is a three legged journey. Here's how an
"Action" home inspection will progress.
 Step 1
- The first part of the inspection will take place at the exterior of the
property. Exterior components that are examined include the roof, exterior
of chimney, siding, trim, gutters and down spouts, drainage, faucets,
exterior electrical components, oil fills, patios, retaining walls within
ten feet of the house, garages and the exterior of the foundation.
Step 2
- The basement is where the second part of the inspection will take place.
While in the basement you can expect most of the structural and mechanical
portion of the inspection. This will generally include the foundation,
basement floors any accessible crawl spaces, the framing of the house,
exposed flue and damper from the heating system, bulkheads and exterior doors, dampness and moisture
issues, heating and cooling systems, plumbing and electrical. Wood boring
insect activity will be noted. Radon testing is available at an additional
fee.
Step 3
- This phase of the inspection will include the actual living areas, and if
applicable, the attic. Kitchens and bathrooms are examined. Other interior items inspected include doors, walls, ceilings, windows, floors, electric outlets and permanent heating sources.
- OUR INSPECTORS
All inspectors are Massachusetts licensed.
- THE REPORT
The report is generated and completed at the inspection. You will receive your complete copy right then. It is a simple report that is narrative and checklist in design.
- FREE PHONE CONSULTATION
It is our goal to have our clients understand the true condition of the
property. We understand that buyers will often have questions hours, days
and sometimes weeks later. We are available for phone consultation at no
additional fee.
- BUYERS PRESENCE RECOMMENDED
It is our experience that the client will have better appreciation of the
inspection and comprehension of the report if they attend the inspection.
- PAYMENT
Personal check or cash are acceptable forms of payment at the conclusion of
the inspection appointment.
